We’ve all heard it a million times before – “your property is only worth what someone is willing to PAY for it”. And it’s very true. But how can you determine what that dollar value is, quickly and for free? This article looks at some simple strategies you can employ in order to find an accurate valuation of your home or property.

** First – What Have Similar Properties In Your Area Sold For? And When?

It’s plain common sense. To discover what prices your real estate may fetch now, you should look at what transactions have already taken place in your area. A few years ago a string of three properties along the same street were being offered for sale in my location – guess what? They all sold for about the same price (a 5% difference between the most expensive & cheapest) within a five month period.

Fact – what similar properties have sold for will give you a HUGE clue as to what you can expect for your property. It’s a highly powerful indicator because it’s factual. Someone has actually paid that amount for another similar property near yours – and no amount of guesswork, estimates or evaluations can give you a better clue as to how much your own property is worth.

Remember though that even similar properties may fetch different prices based on small differences. A house that has better internal d

REO property is one of the best ways to buy real estate at below market value. REO means real estate owned by a bank. When the owner of a property does not pay their mortgage the bank that holds the mortgage sends a notice to the owner of the property. This notice lets the owner of the property know that the property is delinquent. Delinquent means all the payments are not up to date. If a property stay delinquent for a significant amount of time witch can be from one to three month, the bank will take possession of the property.

This time can vary from state to state. The process of the bank taking possession of a property

is known as foreclosure. A foreclosure property is put up for sale in an auction known as a Public Sale. If the property does not sell or is selling for too low the bank will bid on it and keep possession of the

property. After a property goes through this complex process it becomes a REO property. You can buy these REO properties from the bank. Since banks hates to holding properties because they are responsible for the taxes, they will more that likely love to sell a REO property to you.

Most banks have a list of their REO properties, if you ask they will show or give you their list to you to look over. When it comes to buying REO properties do your homework, see how much work you will have to do to the property to bring it up to good standers. One last thing when it comes to REO property is remembering that the bank dose not want this property, in this case you can usually get the bank to sell it for less than the first price they tell you. Buying a REO does take a bit more work but it will payoff in the long run.

Hey,
I purchased a moby dick book for less than 5 dollars and I end up having this limited edition book that was published from the 1930 and also features illustrations by rockwell kent. My book doesn’t have that much tear, it contains all of the pages, and it is missing the original book cover. Although, it’s still in good condition. I was searching in the web, and the prices seems to vary. I am thinking of selling it on ebay or in a local auction.
My estimated guess would be $250-$325
-Anyone interested in buying it?
